Typically, Airbnb only supports very limited data when connecting through a Property Management Software. However, we are pleased to announce that Airbnb is now allowing Property Managers to create additional booking fees to charge to the guest, that will be included in the quote & booking.
Airbnb Supported Fees
Airbnb supports the following data from CiiRUS:
- Rates sync
- Availability sync
- Listing content sync
- Inquires sync
- Message sync
- Review sync
- Cleaning fee
- Tax remittance
In addition to the above, Airbnb will now support the following fees:
- Resort fee (fixed-amount or percentage)
- Management fee (fixed-amount or percentage)
- Linen fee (fixed-amount only)
- Community fee (fixed-amount or percentage)
Please note, with the exception of the linen fee, these fees will be included in the base rental amount to the guest quoting on Airbnb.The linen fee amount will be added to the cleaning fee line item. Airbnb does not break the fee out as a separate line item. However, when viewing the Total Booking Summary in CiiRUS, post-booking, the fees will be shown as a cart extra.
How to Configure Additional Fees
The additional Airbnb fees can be created as Cart Extras. To access Cart Settings, go to:

Add the applicable cart extras. Please click here to view the documentation on how to add and configure a cart extra.
Please keep in mind, that the extras supported by Airbnb must be a fixed amount or percentage (excluding the linen fee, which can only be a fixed amount). Daily extras are NOT supported.
It is also important to note, that Airbnb only support the Resort fee, Linen fee, Management fee, and Community Fee. If an extra is added named "Accidental Damage Waiver" for example, on Airbnb, to the guest, it will be displayed as "Management fee".
How to Assign the Extras to the Listing for Airbnb
Once the extras have been created in Cart Settings, they must be assigned to the listing within the Channel Manager.
To so, go to:
- Channel Manger
- Channel Partners
- Scroll to the right of the table to locate the "Extra" columns
- Click the drop-down and assign the applicable fee. Only the cart extras that have been created and assigned to the applicable property will appear.
Once the extra has been assigned in the table, it may take around an hour to update on the Airbnb listing, and will then be applied to all future bookings.
