AirBnB Messaging

Airbnb Messaging allows the Property Manager to communicate with any guest who has inquired or booked through Airbnb, directly through the CiiRUS System. This method of communication saves time, as the Property Manager no longer has to login to the Airbnb Portal to respond to a guest.

To access Airbnb Messaging, click:

  1. Reservations & Quoting
  2. Quoting
  3. Web Inquiries

Filtering and Sorting the Web Inquiry Table

  1. This table shows all inquiries from HomeAway, the Website, and Airbnb.
  2. Specify the ‘Inquiry Received Date Range’ by selecting the “Start” and “End” date from the date-picker calendars.
  3. Click “Refresh” to load the results.

To specify how many inquiries are displayed in each page of the table, select the desired number below the table

The table displays

  1. Inquiry date
  2. Referrer (the source of the inquiry)
  3. Guest name
  4. property
  5. Dates
  6. Number of nights
  7. Guest email address

Any inquires that are displayed in bold have not been viewed yet.

Just like with any table in CiiRUS, it can be sorted or grouped by column.

For instance, to sort the table by Referrer, so the inquiries are listed in order of the site they came from, simply click on the “Referrer” column.

Alternatively, the table can be grouped by the Referrer instead, so it is easy to identify the Airbnb Inquiries. To do so, drag the “Referrer” column above the table where it says, “Drag a column header here to group it by that column”.

How to Respond to an Airbnb Message

The first column displays three icons:

  1. Airbnb” Icon  click this to view the entire conversation
  2. Eye” Icon  click this to view further details of the inquiry
  3. Trash” Icon  click this to delete the message

To open the Airbnb conversation, click on the “Airbnb” icon.

This window displays the entire thread of the conversation with the guest, with the date and time that the message was sent.

To type a new message:

  1. Type in the “message” box and then
  2. Click send.

Please keep in mind, that line breaks are not permitted in the message, therefore, it is recommended to only add one space in between each sentence.

For example:

“Hi John Doe,

Thank you for booking with us, we look forward to hosting you as our guest.

We will send your arrival documents 3 days prior to arrival.

Thank you!”

The message will go to the guest directly through the Airbnb portal.

To see more details of the inquiry, click on “Inquiry Information”.

This displays the inquiry date, arrival & departure dates, and the guest contact details.

Click the “Close” button to leave the conversation and return to the Web Inquiry Table.
